House cleaning prices

How much does house cleaning cost in Australia?

Quick answer: A one-off standard clean of a 2 bed, 1 bath home — the size we clean most often — costs $253 with Simply Maid today, or $216 a visit fortnightly. Deep cleans start at $329 and end of lease cleans at $423. Prices are fixed by bedrooms and bathrooms, include GST, supplies and the Care & Cover fee, and are the same in every city we serve; how much attention the home needs, and any extras, can add to the first visit.

Which cleaning price guide should I use?

Start with the work you need done. A whole-home clean, carpet treatment and a timed business visit use different pricing rules.

For routine house cleaning, use the home-size prices and regular-cleaning comparison. If the oven, grout and edges need more attention, compare deep cleaning costs and check the included tasks before adding extras.

Moving out? Use end-of-lease cleaning prices, then list any carpet or furnishing work separately. The move-out checklist helps you plan the jobs around the clean.

For floor coverings, compare carpet cleaning prices, room allowances and minimum charges. For a couch or chairs, use upholstery cleaning prices and check fabric suitability before choosing a treatment.

For an office, shop, gym or shared area, use commercial cleaning prices. Compare cleaner-hours, tasks and frequency, then the full visit total.

Only the oven needs attention? Read oven cleaning prices first: our oven cleaning is part of a home-cleaning booking, and a specialist may suit an oven-only job better.

By city

Does cleaning cost more in some cities?

Not with Simply Maid: our prices are the same in all seven cities. What differs is the size of home people book, which the table turns into today's price for each city's most common home.

Each city guide adds local booking figures, the areas we clean and the prices other local companies publish.

Booking in Sydney? Our house cleaning Sydney page shows local reviews and the suburbs we cover. Each of our other city pages does the same: Melbourne house cleaning, Brisbane house cleaning, Perth house cleaning, Adelaide house cleaning, Canberra house cleaning and house cleaning on the Gold Coast.

Regular cleaning

Is it cheaper to book regular cleaning?

Yes. Regular visits cost less per visit than a one-off clean: a weekly standard clean of a 1 bed, 1 bath home is $178 a visit against $221 one-off. The table shows the price per visit and over a year.

For a standard clean, a plan takes 20% off the cleaning charge weekly, 15% fortnightly and 10% every 4 weeks, so the visit total, which includes the Care & Cover fee, falls by slightly less; a deep clean every 4 weeks is 10% less than one-off. The yearly figures assume every visit goes ahead at the regular price; extras, and the first-visit charge for a home that needs more attention, come on top. If you are weighing it up, see is it cheaper to hire a cleaner or clean yourself?.

New customers starting a regular plan may also get a welcome discount on their first clean; booking shows it before you confirm, and current offers lists the conditions. The prices on this page are list prices without it.

AUD per visit, including GST and the Care & Cover fee. Simply Maid list prices from our booking calculator for a home that has been kept on top of, with no extras or discount code. A year assumes every visit goes ahead at the regular price: 52 weekly, 26 fortnightly or 13 four-weekly visits, with no skips. Your first-year count depends on the start date and changes to your plan. Extras, and a first-visit charge for a home that needs more attention, come on top. Deep cleans are offered one-off or every 4 weeks; end of lease cleans are one-off.

The first clean

Why can the first clean cost more than later visits?

Only if the home needs more attention. A one-off clean of a 2 bed, 1 bath home with some build-up costs $96 more, and one that needs a proper reset costs $191 more. The charges are listed in booking as $93 and $185; the total rises a little more because the Care & Cover fee includes card processing. On a fortnightly plan the 15% plan discount applies to the first visit too, so it rises by $82 or $162. Later visits return to the regular price.

AUD per visit, including GST and the Care & Cover fee. Simply Maid list prices from our booking calculator, with no extras or discount code. Each total is the booking calculator’s own result for these choices. The listed charge is not the amount a total rises by: on a one-off clean $93 adds $96, because the Care & Cover fee includes card processing and totals are rounded; on a fortnightly plan the 15% plan discount also applies to it on the first visit, so it adds $82. Time allowances are shown before recurring frequency adjustments. The charge applies to the first visit only, because that is the visit that clears the build-up; later visits return to the regular price.

What does each cleaning service and extra cost?

Here is every service and extra we offer at today's price, and the jobs we don't take on, so you know when to book a specialist instead.

Extras are added to a clean rather than booked on their own. Several, such as the oven, may be included with some service types; check the live table before adding them. Extras on a regular plan are charged on the first visit unless you add them again.

In booking, each extra adds slightly more than its listed price to your total, because the Care & Cover fee includes card processing. Booking shows the exact total before you confirm.

The tasks marked 'not offered' need specialist equipment or trades: leather and dry-clean-only upholstery, tile and grout restoration, exterior or high windows, pressure washing, mould removal and servicing heating or cooling units.

What do other cleaning companies charge?

Here is what companies with one national price list publish, beside our price for the same home today.

These companies publish a fixed price list, a calculator or an hourly rate that applies across Australia. Local companies are compared in each city guide.

Prices below are as each company publishes them, checked on the date shown. We count a price as lower or higher than ours only when it states GST treatment and is for the same bedrooms and bathrooms; "from" prices, regular-visit rates and hourly rates are listed for context, not counted.

Standard clean. None of these published prices meets all comparison requirements, including stated bedrooms, bathrooms and GST treatment, so we list them without counting cheaper or dearer. Also listed, not counted: 4 without stated GST treatment and 2 without a bathroom count.

More formats

End of lease clean. Of 2 published prices from 1 company for the same bedrooms and bathrooms as a home we price, 1 is lower than ours and 1 is higher. By their own pages, 1 company charges extra for the fridge, which our end of lease clean includes. Also listed, not counted: 2 without stated GST treatment.

Published prices read from each provider’s own website on 12 October 2026, as advertised, not quotes for a specific home. GST is shown only where the provider states it; an ex-GST price is compared with 10% added. A price is counted as lower or higher only when it is a stated price for the same bedrooms and bathrooms and is not a regular-visit rate. A page that doesn’t mention a task tells us nothing about whether it is included. National providers publish one price list for every city they serve.

Price questions

House cleaning price questions

How much does a cleaning lady or house cleaner cost per hour?

For homes we charge per clean, not per hour: the price is fixed for your service, home size, how much attention your home needs and extras before you book. The national companies we checked publish hourly rates from $49.50 (a starting rate) to $77.50 an hour, usually with a minimum of two or three hours. Business cleaning is booked by the cleaner-hour, at $99 including GST plus Care & Cover.

What is included in these prices?

The checklist for the service you choose, for the stated bedrooms and bathrooms, for a home that has been kept on top of, with no extras or discount code. Prices include GST and the Care & Cover fee, and your cleaner brings the supplies and equipment.

Could my quote be different?

Yes. How much attention your home needs, extras, a same-day booking and an eligible discount code change the total. Booking shows the full price for your choices before you confirm.

Can I add an oven, fridge or window clean?

For a standard clean: Cleaning inside the oven, inside the fridge and inside kitchen cabinets and drawers is optional and costs extra. For a deep clean: Cleaning inside the oven is included. Cleaning inside the fridge and inside kitchen cabinets and drawers is optional and costs extra. For an end of lease clean: Cleaning inside the oven, inside the fridge and inside kitchen cabinets and drawers is included. Interior windows are an extra on a standard or deep clean and included in an end of lease clean. The price list shows each price.

When do I pay?

You pay after your clean. We may place a temporary security hold on your card before the visit; it is not a charge.

What if I need to cancel or change my clean?

Cancellation is free up to 24 hours before your clean. Inside 24 hours a fee may apply; read the booking terms before you confirm a change.

How much does it cost to clean a 2, 3, 4 or 5 bedroom house?

A one-off standard clean costs $253 for a 2 bed, 1 bath home, $317 for 3 bed, 2 bath, $349 for 4 bed, 2 bath and $413 for 5 bed, 3 bath. Regular visits cost less per visit, and the size table shows every combination.

How much does a weekly or fortnightly cleaner cost?

A regular standard clean of a 2 bed, 1 bath home costs $216 a visit fortnightly, against $253 one-off. Weekly plans take 20% off the cleaning charge, fortnightly 15% and every 4 weeks 10%, and the frequency table shows what a year costs.

Does a bond clean cost more than a regular clean?

Yes, because it covers more: everything in a deep clean plus interior window glass, inside all cupboards and wardrobes, and wiping marks off walls. For a 2 bed, 1 bath home an end of lease clean costs $455, against $253 for a one-off standard clean. Prices by city and the rules in each state are in our end of lease cleaning guides.

Do pets or a second storey cost more?

No. The price is set by your service, bedrooms, bathrooms, how much attention your home needs and extras; pets and the number of storeys don't change it. Mention pets when you book so your cleaner knows.

Is GST included in your prices?

Yes. Every Simply Maid price on this page and in booking includes GST and the Care & Cover fee.

Can a cleaner clean my air conditioner or heater?

Cleaning inside heating or cooling units isn't part of our services. A heating and cooling technician can service them safely.

How pricing works

How is your cleaning price calculated?

Five things set your price: your home's size, the type of clean, how often, your home's cleaning needs and any extras. The prices and comparisons on this page update from our booking calculator.

  • Your home's size: bedrooms and bathrooms, in fixed steps of $31 each before the fee. See the size table.
  • The type of clean: a standard, deep or end of lease clean, each with its own checklist and starting price. See what each clean includes.
  • How often: regular visits cost less per visit than a one-off clean. See regular cleaning prices.
  • Your home's cleaning needs: a home that's kept on top of adds nothing; "Some build-up" ($93) and "Needs a proper reset" ($185) add time to the first visit only. See why the first clean can cost more.
  • Extras: priced one by one, and a same-day booking ($40) applies only if you accept it. See the price list.

What will a clean cost for your home? With Simply Maid, you can see your price before you book.

We don't charge by the hour. Your price is fixed, and it's built from five things.

First, your home's size. Each bedroom and bathroom adds a set amount.

Second, the type of clean. A standard clean keeps kitchens, bathrooms and floors on track. A deep clean takes longer, and includes inside the oven, fridge and cupboards. An end-of-lease clean is for an empty home. It adds interior windows, and inside the wardrobes.

Third, how often. Regular visits cost less each time.

Fourth, your home's cleaning needs. If it needs catching up, the first clean costs more. Later visits go back to the regular price.

And fifth, extras, like inside the fridge. Each one is priced on its own.

Here's the real calculator. Two bedrooms, one bathroom, a standard clean every two weeks. Kept on top of, with no extras, and the welcome offer removed. That's $216 a clean. Some build-up? Then the first clean is $298, and after that, it's back to $216.

Your price includes GST, the Care & Cover fee, and your cleaner's supplies. There's nothing to pay today. You're charged after the clean.

Every home is different, so check yours. See your price at simplymaid.com.au/pricing.

By the hour

What are house cleaner rates per hour?

Simply Maid doesn't charge homes by the hour: the price is fixed for your home before you book. The national companies we checked publish hourly rates from $49.50 (a starting rate) to $77.50 an hour, usually with a minimum of two or three hours; one charges $260 for the first three hours and $65 an hour after that. Local rates in each city guide range more widely.

An hourly quote only becomes a price once you know the hours. Ask how many hours they expect, what the minimum is, and whether GST and products are included. The table shows the time we book for one cleaner by home size.

Before comparing hourly quotes, check how long a house clean takes and whether the hours describe one cleaner or the whole team.

Business cleaning is the exception: it is booked by the cleaner-hour, at $99 including GST plus Care & Cover. See commercial cleaning prices.

Planned time: what one cleaner would spend on a home that has been kept on top of, with no extras. A team of two shares it, so they are on site for about half as long; the price does not change. Elapsed time on site: on 169 recent cleans with check-in and check-out times from our cleaner app, it was a median 99% of the visit's scheduled window (middle half 79–115%); a team's window is shorter because the work is shared. Measured labour: every cleaner's clocked time added together came to a median 2h 47m for a standard clean, across 91 of those visits.

Why hourly rates differ

What is the minimum wage for a cleaner in Australia?

An employed cleaner's minimum is $27.08 an hour at Level 1 of the Cleaning Services Award from 1 July 2026, or $33.85 for a casual. A cleaning business charges more than this because its price also covers super, insurance, travel, supplies, scheduling and GST.

An hourly headline alone cannot establish what a clean includes. Ask for the full total, GST treatment, products, insurance arrangements and minimum hours before comparing quotes.

Weekend, public holiday and early or late shifts attract higher award rates for employees, which is one reason some providers add weekend surcharges. Simply Maid's price is the same on any day.

End of lease

How much does end of lease cleaning cost?

An end of lease clean with Simply Maid starts at $423 for a 1 bed, 1 bath home and costs $455 for a 2 bed, 1 bath, with the oven, interior windows and inside cupboards included.

Choosing a cleaner

How do I compare quotes and choose a cleaner?

Compare what each quote covers, not only the total: the hours, GST, the checklist, supplies, surcharges, insurance and what happens if something is missed. Then decide how much of the arranging and the risk you want to carry yourself.

Two quotes for the "same" clean can describe very different jobs. Before you compare totals, check:

  • Fixed price or hourly rate? For an hourly quote, ask how many hours they expect and whether there is a minimum of two or three hours.
  • Is it a "from" price? A starting price usually describes the smallest home in the best condition.
  • Is it for one visit or a regular plan? Weekly and fortnightly rates are lower than a one-off clean, ours included.
  • Does it include GST? A price quoted ex GST is about 9% lower than the same price with GST.
  • What is on the checklist? The oven, fridge, cupboards and interior windows are extras with some providers and included with others. For an end of lease clean, check carpets and wall marks.
  • Who supplies products and equipment? Some low hourly rates assume you supply them.
  • What surcharges apply? Weekends, public holidays, same-day bookings, a second storey, pets, parking and furnished homes are priced separately by some providers.
  • Is the cleaner insured and ID-checked? Public liability cover protects you if someone is hurt or something is damaged. Ours is $10M under Care & Cover, and our cleaners are ID-verified before their first job.
  • What happens if something is missed? Check how long you have to report it and the conditions, such as photos or an agent's report. With us, tell us within 48 hours and we arrange a free re-clean within seven business days.
  • What does cancelling cost? Compare the notice period and fee.

A company, an independent cleaner or a marketplace?

A cleaning company books a fixed scope at a fixed price, finds the cleaner, and includes insurance and what happens if something is missed; with Simply Maid that is the Care & Cover fee. An independent cleaner often charges a lower hourly rate, and many people like having the same person every time: check that they hold public liability insurance, whether they bring products and equipment, whether GST is included, and what happens if they are sick. Marketplaces let you post a job and compare offers, and matching agencies charge a fee to introduce a cleaner you then pay directly; both leave insurance, products and replacement cover for you to confirm. If you employ someone directly rather than paying a business, award wages and employer obligations can apply; Fair Work explains them.

For the trade-offs in more detail, read an independent cleaner or a cleaning company?.

Compare the whole clean. Keep unanswered conditions beside the price.

Ask each provider for the same written scope, pricing unit, frequency, minimum and full total. An unstated inclusion or GST treatment is unknown. A starting price, historical bill and current fixed quote are different kinds of evidence.

Value for money

What does a Simply Maid price include, and who does it suit?

A fixed checklist for your home at a price you see before you book, with GST, products, insurance and a free re-clean if something on the checklist is missed. It suits people who want that certainty more than the lowest hourly rate.

What our price includes

  • A fixed price for your bedrooms and bathrooms, shown before you book, with GST and the Care & Cover fee in it. Many providers also publish fixed prices, so compare the checklist as well as the total.
  • The same price on any day a cleaner is available. The only date-related charge is a $40 same-day booking, which you accept first.
  • Your cleaner brings the products and equipment, as most cleaning companies do.
  • Care & Cover: $10M public liability insurance and ID-verified cleaners. If something on the checklist is missed, tell us within 48 hours (we may ask for photos) and we arrange a free re-clean within seven business days; if you are still unhappy, we review it and offer a fair credit or refund. See our booking terms.
  • Free cancellation up to 24 hours before your clean; inside 24 hours a fee may apply under the current cancellation terms.
  • You pay after the clean. A temporary security hold is placed on your card about 48 hours before; it is not a charge.

Who we suit, and who we may not

We suit you if you want a set checklist done in one visit at a price you know beforehand, with someone to contact if something is missed. Another provider may suit you better if you want the lowest hourly rate, want to choose the hours and tasks yourself, or need work outside our published checklists. Carpet steam cleaning can be booked on its own or added to a deep or end-of-lease clean.

Ways to save

How can I keep the cost of cleaning down?

Book regular visits, keep the home at a level a standard clean can maintain, and compare the same tasks before choosing a package. Add any paid extras to both totals.

Book regular visits

Weekly plans take 20% off the cleaning charge, fortnightly plans 15% and four-weekly plans 10%. You can pause or change a plan in your account.

Keep on top of it

A home that's kept on top of carries no first-visit charge. Some build-up or a proper reset adds $96 or $191 to a one-off clean of a 2 bed, 1 bath home. Regular cleaning keeps the home at the level that adds nothing.

Compare the same tasks

If you want the oven, fridge and cupboards done, compare a deep clean with a standard clean, adding any paid oven, fridge and cupboard extras to both. The table shows the current totals for a 2 bed, 1 bath home.

Book ahead

The only date-related charge is a $40 same-day fee, and booking asks you to accept it first. Prices don't rise in December, January or at the end of the financial year, but cleaners book out sooner then.

Use a new-customer offer

Current offers and their conditions are on the discounts page. The prices on this page are list prices with no code applied.

A quick tidy helps, but doesn't change a fixed price

Clearing benches and floors lets your cleaner spend the booked time cleaning rather than moving things. Because our price is fixed, it won't lower the bill the way it can with an hourly rate.

For the same three interior tasks, the standard-clean option costs $60 less. Both totals include any paid extras needed for the oven, fridge and kitchen cupboards. How much does a deep clean cost?

A deep clean with Simply Maid starts at $329 for a 1 bed, 1 bath home and costs $361 for a 2 bed, 1 bath, with inside the oven included. A deep clean every 4 weeks is 10% less than a one-off.

How much does carpet steam cleaning cost?

Carpet steam cleaning is $60 per standard bedroom, with a $150 minimum across the whole booking before booking fees. Book it on its own or add it to a deep or end of lease clean; neither includes it.

A living room counts as two bedrooms, a hallway as half and a flight of stairs as one and a half. Sofas, mattresses and rugs are priced by size in the same units and share the same minimum; couch and upholstery cleaning prices lists each item.

How much does office and commercial cleaning cost?

Business cleaning is the one service we price by the hour: $99 per cleaner-hour including GST, plus Care & Cover. A 2-hour one-off visit totals $210, and recurring weekly schedules cost less per visit.

You choose the cleaner-hours and priorities for your premises, and booking shows the full price before you confirm.

Method

How we worked out these figures

Current prices come from our live booking calculator; booking figures come from completed Simply Maid cleans; market prices come from other companies' own websites. We keep the three apart.

Current prices

Read live from the same calculator the booking form uses, for a home that has been kept on top of, with no extras or discount code. They include GST and the Care & Cover fee. The calculator has no location input, so prices are identical in every city.

Booking figures

One completed clean is one observation. We exclude cancelled, test and staff bookings, $0 bookings and cleans refunded 90% or more, and net partial refunds off the price. Medians are shown only at 30 or more cleans from 20 or more customers, and the middle half only at 50 or more. Figures about what customers paid use only our current booking platform, because cleans on our previous platform were priced on old price lists. Home-size mixes use completed cleans from January 2021 on both platforms. Figures are recalculated daily. Our customers are not a sample of the whole market, so we don't present these as market averages.

Market prices

Prices published on each company's own website, read on the date shown. City guides compare local companies; this page compares companies with one national price list. We exclude marketplace and guide estimates, sites that copy one price table across cities and franchise duplicates, and we don't convert flat prices into hourly rates.

Current prices, discounts, allocated times and interior inclusion summaries are read from the production booking catalogue. These describe new bookings; existing recurring customers retain their agreed terms. Historical paid prices and dated competitor research describe their stated periods.

Added short sections on deep clean, carpet steam cleaning and office and commercial cleaning prices, each linking to its full guide. Shortened the carpet rows in the price list and noted that business cleaning is priced by the hour. Corrected how plan discounts are described (they apply to the cleaning charge), explained why an extra adds slightly more than its listed price in booking, and added today's price beside the price history.
